Although the process varies between jurisdictions and states, most processes for building permit applications are very similar to one another across the US.
The first stage is to scope the project, create proposals and plans and perform necessary due diligence work. It’s vital, at this stage, that thought is given to the permitting process, and any plans that are put together are created as much with the local planning authorities in mind as the end purpose of the constructed unit. Creating planner-friendly documents from the very start can save a lot of time and trouble later.
Next, the formal permit application has to be made. The process varies from state to state, but it’s vital to ensure that the application is submitted with exactly the right documentation and planning materials, as requested by by permit granting authority. Most planning authorities work with a backlog of applications, and if there is a problem with your applications paperwork you can lose your place in the queue, unless you’re paying the relevant authority for a an expedited or express service, which is offered in some jurisdictions for certain types of building project.
If you’ve planned carefully and you’re not requesting anything too controversial or out of the ordinary, there’s a reasonable chance your application will get past the authorities first time. However, in many – if not a majority – of cases, permit granting authorities will request adaptations in your plans before they are granted. These may be minor, but remember to factor time into the overall development phase to allow for this.
