Building Permits for Plumbing and Electrical Work

It can be surprising how low a level of electrical and plumbing work can require a permit, especially in public, retail and food service and storage buildings. When a new building is under construction, the necessary permissions for electrical and plumbing work are generally included with the standard building permits that are applied for.
Changes made to plumbing and electrics later, even when the building is still relatively new, may require a secondary permitting process. This is especially likely if the work involves:
• Comprehensive rewiring
• Installation of supplies for major items of new plant equipment, such as freezers or machinery (which may require permits in their own right, in any case)
• Waste-water plumbing around food service and storage areas
• High-voltage electrical installations
• Any adaptation of existing arrangements in areas that are regularly accessed by staff and members of the public.
Basically, anything more complicated than changing a light bulb, fixing a faucet or rewiring a power point may require a building permit, depending on the jurisdiction in which your outlet is operation. The key is if adaptations are being made.
Straightforward repairs that are simply intended to restore a system to its original state generally don’t require permitting, although the work may come under scrutiny if a building is mature and the current plumbing and electrical systems do not meet current statutory requirements and local building regulations. In the case of mature buildings, it is often not acceptable to simply restore plumbing and electrics to their original state once you have started invasive work on them: current standards must be applied and relevant building permits applied for and received before work can begin.
