Choosing the right contractor isn’t only important from a quality-control points of view: you have to ensure that they guys doing the work are competent and capable when it comes to abiding by the terms of your building permit, and aren’t going to get you in trouble for any infringements that are uncovered when the planning authorities perform a check – as they will – on the work in progress.
Many jurisdictions require contractors for certain types of work to be licensed: this usually happens at State level, giving the company authority to carry out approved work throughout the licensing State. Others do not. In any case, you should research contractors carefully, looking at their past history and questioning them about their policies for adhering to building permit restrictions.
Environmental and social considerations are paramount, here. If contractors are causing a nuisance to local residents the political backlash can get as far as planning committees and cause problems at the inspection stage or if further building permit applications are submitted. Local authorities are becoming increasingly stringent in their controls of pollution of all kinds, from noise, dust, chemicals or other building waste. If your contractors gets something wrong you may have legal recourse against them – but they local authorities will hold you responsible because you are the holder of the permit they granted.
Fortunately, finding reliable contractors is not too difficult if you are prepared to put some effort into research. Once again, this is another area of building permit application management where a little time invested in the groundwork can save a heap of problems later on.
